Building a new custom home is for most, the largest investment of their lives. We at District Homes are acutely aware of the weight to building a new custom home. With extensive experience, our team at District Homes will ensure your vision for a new custom home is met with dedicated management, careful planning and quality craftsmanship. Our team will be with you every step of the way balancing all aspects of the process from design, to financial planning, and project execution. We take pride in bringing your imagination to life, done right, the first time.

Architectural and Interior Design

Vision and purpose – the pillars of any home design. District Homes is fortunate to work with some of the best designers in the game. Our team has the flexibility to handle projects of any size, that, accompanied with expertise and talent ensures every design is a bespoke reflection of our client’s desires. With published recognition for past designs, we at District Homes pride ourselves on a long line of satisfied customers with envious friends and family members.

Establishing a Relationship

Often overlooked, a solid relationship is the keystone to the build process. District Homes believes in establishing an open dialogue and a foundation of trust. At this stage, we discuss why placing one of your largest life investments in our hands is worth while. Our process and management philosophy is assured through reviewing past projects. This discussion outlines warranty coverage, payment plan summary and contract structure. At this point, along with all points of the project, you will have the ability to ask any questions and address all concerns.

Preliminary Design Agreement

Once comfortable with our approach, we will enter into a Preliminary Design Agreement which will see us through the home design phase to the Construction Agreement stage.

Lot Selection

Location is everything and greatly affects the overall design of a new home. The first step to building your new custom home is lot selection. We work with trusted real estate professionals to help find the perfect location to suit your needs and budget.

Initial Project Assessment

This assessment is a high-level overview of the entire project including budget discussions, approximate timelines, specific costs and lot and your new home wish list. This stage allows our team at District Homes to fully understand our clients' expectations as well as clearly outline your expectations of us throughout the build process.


For many of our clients, this is where the excitement builds because decisions are made to tailor your home to your lifestyle. At this stage, the footprint, floor plan, and home style are decided. From there, we systematically move through the grand architectural features of the home to interior design; paying close attention to everything from the overall theme down to the smallest detail. We are proud to have a long-standing relationship with some of the best designers in the city. With this team, we ensure every aspect of your new custom home is planned with purpose.

Architectural Control

If required, District Homes will engage the necessary parties to navigate any, and all architectural controls set forth by the community or developer with jurisdiction over the home.

Plan and Specification Approval

At this point the design process has run its course and the home has taken shape. However, with the volume of details that make up a new build it's imperative that there is a final review. We take this time to make sure you, the client, are satisfied with everything proposed to date. Next, we finalize drawings and produce design specifications for your approval.

Detailed Pricing

At this point, the lot is chosen and the design is complete; the next step is producing a detailed budget of the entire project. At District Homes, we pride ourselves on transparency providing as accurate a cost as possible to construct your new custom home as you’ve envisioned it.

Construction Agreement

If you're happy with everything to date, from design to final pricing, we move to signing the Construction Agreement covering the entire build process and Warranty Period. Here, we will collect a deposit, enter into an Alberta New Home Warranty Approved contract and register your home with the ANHWP.

Permit Process

Once we have adhered to any controls pertinent to the home, we will act on your behalf to apply for and attain the Development Permit and subsequent Building Permit allowing us to begin construction of your new custom home.


Here, we turn your imagination into reality. District Homes will construct your new home in the manner it was designed considering quality, timing and budget. During construction, you will receive weekly updates, attend site meetings to review our work, and have the opportunity to alter design decisions. At District Homes, we understand things change; through our control process, you will always be able to adjust your custom home. Your home, your say!


This is the home stretch! Approximately 35 days before final possession, we will notify you of your exact move in date and schedule a pre-possession walkthrough. 10 days before the move-in date, we review the finished product and give you a chance to flag any details of the home you want addressed prior to move-in.

Warranty Period

We stand behind our work and strive to maintain the relationship we’ve built with our clients throughout the build process and are available for contact at any time. In the first year, we will perform 2 separate quality assurance walk-throughs to ensure your new home exceeds expectations and address any questions or concerns you may have.
